We lend primarily for new builds, conversions, refurbishment and site purchases with planning in place and can offer finance and bridging loans for projects from £100,000 to £2.5m. You connect directly with our decision makers who take the time to offer the loan to fit your development project.

We are a small team of friendly, approachable people all of whom will have knowledge of your application and can talk things through with you.
We are not a 9 to 5 company – if we are able to, we are happy to liaise with you outside of these hours.
We are not a ‘tick box’ lender. We take the time to discuss each potential loan with you and aim to overcome any hurdles that may present themselves, together.
We only charge monthly interest on the amounts drawn down, not on the entire loan amount from day one.
We charge an exit fee of 1% on the amount drawn down, not on the GDV.
We look to release funds as soon as possible after a stage inspection has taken place. Usually the release of funds happens within 48 working hours of our receiving the report.
